What makes this deck fail

  • Photography instead of evidence. Images matter, but the numbers and comparables carry the decision.
  • Returns with no assumptions. An unstated exit yield is the most common way a projection misleads.

  • Stale comparables. Date every comparable transaction; markets move faster than decks.
